Start with what fails quietly
Most expensive repairs begin as small, quiet problems: a clogged condensate line, a lifted shingle, a filter that has been in place too long. Preventive maintenance is the habit of looking for those problems before a resident has to call.
A short, repeatable walk-through beats an ambitious plan nobody follows. Pick the systems that tend to fail quietly in your communities and look at them on a predictable rhythm.
Make the schedule visible
A schedule only works when the team can see it. Tie recurring tasks to the calendar, give each one a clear owner and keep the description short enough to read on a phone in the field.
The TMA library includes short lessons on roof inspections, HVAC filters and pest-control schedules that can be used as a starting point for team conversations.
Record what you find
Notes and photos turn a one-off observation into something the next technician can act on. A good inspection note says what was seen, where, and what the recommended next step is.
